Tucked into North Dallas, this elegant enclave is characterized by mature oak-lined streets, sprawling estates, gated driveways, and timeless architecture that has attracted the city’s elite for decades.

As of 2026, home prices in Preston Hollow span a wide range, but buyers should expect to enter the market at a significant premium. The median home price hovers around $1.3 to $1.4 million, while average sale prices push closer to $1.6 million. In the more exclusive pockets of the area, prices climb well above $2 million, with luxury estates routinely listing between $5 million and $20 million or more.

On a per-square-foot basis, buyers are typically paying in the range of $450 to $550, though ultra-luxury properties can far exceed that figure. Homes generally spend between 50 and 80 days on the market, reflecting the patient, discerning nature of buyers at this price point.

Despite the high price tags, demand remains strong. Preston Hollow’s combination of proximity to top-rated schools, NorthPark Center, and enduring prestige make it one of Dallas’s most resilient and desirable real estate markets year after year.

The North Dallas Tollway serves as a natural dividing line through Preston Hollow, and the character of estates on either side differs in meaningful ways.

West of the Tollway lies the heart of Old Preston Hollow, often called the “Estate Area.” This is where the neighborhood’s most storied properties sit — sprawling lots of one to six acres, winding private streets, grand gated entrances, and rolling terrain shaded by decades-old oak and pecan trees. Properties here routinely range from $3 million to well over $20 million. The area is defined by architectural variety, from historic ranch-style compounds to sleek contemporary showpieces. The best amenities in this pocket include unmatched privacy, proximity to elite private schools like St. Mark’s, Hockaday, and Ursuline Academy, and quick access to Preston Center’s upscale dining and boutique shopping.

East of the Tollway, Preston Hollow takes on a slightly different personality. Lots are generous but more modest in scale, and the housing stock blends updated traditional homes with newer construction. Prices typically fall between $1.5 million and $4 million. Residents on this side enjoy walkable access to Central Market, the Preston Royal shopping center, and Texas Health Presbyterian Hospital, making everyday convenience a genuine strength. Both sides share exceptional access to Love Field Airport and downtown Dallas, cementing Preston Hollow’s status as one of the most well-positioned luxury neighborhoods in the entire Metroplex.
