Dallas Home Buyers Benefit From Sound Real Estate Advice

Dallas Home buyers benefit from the sound real estate advice of Debbie Murray at Allie Beth Allman & Associates at 214/558-1004.

For years Debbie has been instructed by Dallas real estate attorneys to advise her home buyers to purchase a new home survey.  And through the years that advice has proven valuable.

Years ago Debbie’s buyers bought acreage northwest of Dallas.  Per the contract, they indicated that they would purchase a new survey, and it was a good thing that they did.  The survey came back showing that the neighbors putting green and their play fort were encroaching by five feet on to the property that her buyers were purchasing.  The original seller’s survey had been mis-surveyed.  After discussing the boundary problem with the next door neighbors, the sellers discovered that other sellers on the street had experienced similar survey issues when they sold their homes.  As a result, a real estate attorney prepared a boundary agreement which basically said that if the owners next door, or future owners, removed the putting green or the play fort, that the fence line would be moved to the property line.  And this agreement would pass to future owners of each property.
There is nothing wrong with asking for the sellers survey as a baseline, and still purchasing a new one.  After all, the two surveys should say the same thing if they were both surveyed correctly.  Information is crucial when purchasing a home.
